02 Projects
This is a beautiful river front lot at Rossmoyne. It has a relatively narrow and deep lot shape, with nearly 5 metre high from rear to front.
The house has been designed to suit the site levels to minimise the site cost, while being carefully levelled to prevent potential raise of water table during raining season. Each floor exposes to panoramic river front view with high energy efficiency for all habitable spaces.
This was a food outlet located at Westfield Carousel Shopping Centre.
We eyed on every single detail and worked closely with Shopping centre Design Manager during the entire design process. We have specifically designed two wall mounted luminated logos. The outcome was an attractive, welcoming and highly functional shop outlet for client.
This was a Taiwanese franchise beverage shop located at Rain Square, Perth.

2017. Double Storey Courtyard House. $385K
Our task was to subdivide a green title lot into two Survey Strata lots, retaining the existing front house and designing a new double storey house at the rear lot.
We discussed and studied the client’s requirements and lifestyle. Then we formulated a design brief accordingly.
The outcome is an energy efficient courtyard house. The courtyard in the core of the house has a low maintenance garden that is directly connected to the entry foyer, dining & kitchen and master room at ground floor. The passageway connecting the upper floor family area and bedrooms are visible to the courtyard, which can be enjoyed all the time throughout the year.
The house promotes natural breeze and daylight, with a low maintenance garden inside the house to be enjoyed all year around.
2022. Coastal Residential. $3.0M
A challenging residential project that requires a high level of details and precision.
Situated near the coastal line at Cottesloe, the client has specifically nominated a specific style from inside out.
This is a two storey building, with 10 car garage, spa & sauna being casted in the sloping ground. All the habitable spaces at upper floor have raking ceilings with specifically designed exposed timber rafters throughout. All the wall and ceiling linings are carefully detailed. Architectural, landscape, Mechanical, Fire engineer, hydraulic and structural engineers have been closely coordinated for the desired outcomes.
2019. Residential Townhouse. $800K
Our task was to subdivide a green title lot into three Survey Strata lots and design three townhouses accordingly.
We listened and studied the client’s requirements and lifestyle. Then we formulated a design brief.
The outcome is a high energy efficient modern townhouse. The courtyard in the core of the house has a low maintenance garden that is directly connected to the house and can be enjoyed all the time throughout the year.
The townhouses promote natural breeze and daylight, with a low maintenance garden inside the house to be enjoyed all year around.
2018. Apartment. $1.3M
This is a boutique apartment, designed for a developer for suburban lifestyle living.
Client was looking for a cost efficient, high development yield apartment development for this corner site.
There was an urgency to get the planning approval prior to new Rcodes requirement being implemented for R40 zoned lots.
We have maximised the development yield and managed to obtain DA approval from conceptual design within three months for this eight high spatial quality apartment unit development. Each unit has high efficient circulation space with character such as high raking ceiling, natural daylight and ventilation, extended balcony connected to living & dining, courtyard for ground floor units etc.
Our client has decided to keep the entire development as his rental portfolio.
2020. Mixed Use. $35M
This is a relatively small lot that is situated on a slightly sloping lot with a high traffic main road at front.
We worked closely with the client in forming a design brief that meets the client’s requirement.
Feasibility and site context study was carried out in conjunction with local planning schemes prior to conceptual design to establish development yield for client.
This eight storey development comprises 2 commercial units at front, 44 apartment units and roof garden. It embraces northern sunlight, promotes natural light and ventilation across the building.
Extensive landscapes have been incorporated right from the entry foyer at ground floor, podium level and rooftop garden with amenities for residents.
Double glazings are being implemented for all apartment units facing the South facing main street for acoustic and thermal comfort.
The building is specifically tailored to blend in this challenging site, and achieved maximum yield for developers with a high spatial quality lifestyle across the development for residents.
2016. Boutique Apartment. $1.6M
This is a high quality boutique apartment, designed for a developer to target urban lifestyle living.
It was a relatively challenging site due to its location close to Great Eastern Highway, it is located behind a petrol station and there is a sewer easement at the back of the lot.
Our client was expecting eight apartment units when purchasing the lot. We have managed to deliver ten high spatial quality apartment units. Each unit has a high efficient circulation space with its own character such as raking ceiling, extended balcony connected to living & dining, highlight windows etc. Many units were sold off plan and have been highly sought after.

2021. Residential. Estate lot. Courtyard Design. $380K
Our clients are a young family, and were looking to build their first home with a controlled budget for a turnkey house.
After visiting a couple of project home companies and discussing their requirements, they decided to engage us to design a house that fully tailored to their needs.
We worked closely to understand the client’s request and ideas. As well as their lifestyle, expectation and budget.
The house has been carefully designed to meet the client’s requirement in every aspect. The house is highly energy efficient, with natural day lights and ventilation. A side courtyard design allows the owners to utilise the courtyard as multi functional spaces, which can be viewed and accessed from the master bedroom, hall way, and kitchen-dining-living.
The courtyard creates a peaceful zone for garden and playground, or an inset pool with decking. The choices are unlimited.
2021 Residential. Survey Strata Lot Side Living $950k
Situated on a very narrow and deep lot, with drainage easement at the back and western side boundary.
We worked closely with clients in forming design briefs to suit their lifestyle and budget.
To promote natural daylight and cross ventilation across the house we proposed to proceed with side living facing east, and yet allow winter sun to get through the house during the day.
In this case, the client wanted to live with a courtyard on western side. This could potentially lead to excessive heat gain during summer due to the large windows and stacking doors coverage along the west side. We overcome this challenge by two elements: extended eaves projection and utilising vertical privacy screens as artistic sun shading devices.
The outcome is clients enjoy this contemporary two storey residence with 6 star rating, without any double glazing being used.
2022 Mixed use development $7-10m
Situated on a sloping narrow lot with the main road at front and right of way at rear.
We worked closely with the client in forming a design brief that meets the client’s requirement and budget.

This 5 storey development comprises 2 commercial units at front, 21 apartment units and roof garden. It embraces northern sunlight, promotes natural light and ventilation across the building. Double glazings are being implemented for all apartment units facing the West facing main street for acoustic and thermal comfort.
The building is specifically tailored to blend in this challenging site, and achieved maximum yield for developers with a high spatial quality lifestyle across the development for residents.

Graduated with Bachelor of Architecture in Western Australia in early 2000, the founder has spent ten years working in award winning architect firms and later become a design consultant for mining consultancy company. he has involved in diversified project scales and classification, from custom house, resort, mining camp facilities, shopping centre, mixed use apartments, school extensions, etc.
He has started his design practice since 2012, with projects ranging from residential, mixed use, commercial and retail fitout. He was formally an energy assessor, and was involved in government’s projects as superintendent for few years.
With more than 18 years experiences, his design capability, practicality and can do attitude enables him to deal with any site with confidence regardless its complexity. He believes every site, like us, has its own characteristic and reason for existence, which requires the right design approaches to unleash the true value of coexistance between occupants, buildings and lands.
